No mention of the Louisville luxury homes market would be complete without mention of Glenview, Kentucky (40025). For years, Glenview was regarded as having the highest income per capita in the State of Kentucky. Only recently has Mockingbird Valley edged out Glenview for the title, as it is equally affluent, yet a third the size. The community is more affluent than prestigious Louisville neighborhoods, such as Prospect, Fisherville, and Goshen.

Glenview is a splendid choice if you’re looking for stately homes on generous lots, amid pastoral landscapes, just 14 minutes from downtown Louisville. Luxury homes can’t go up fast enough in Glenview. It’s a very high-demand, exclusive market for buyers with just over 200 properties in total, so it’s best to consult with an expert real estate agent.

Ultra high end luxury homes in Glenview

A builder like Artisan Signature Homes could customize the home of your dreams in subdivisions like Glenview Springs or Glenview Park. There are limited parcels of land available in Glenview, but you can expect to pay $69,000 to $345,000 for less than an acre of land.
 
Starter homes in Glenview start at $450,000, which can get you an older home built in the 1930s-1960s that has been well-maintained and updated over the years. These older homes may come with attractive features, such as a gourmet kitchen, built-in bookcases, vaulted ceilings, multiple fireplaces, finished basement space, a brick terrace, plantation shutters, and hardwood floors.

Most real estate falls between $750,000 and $1 million, but a number of Glenview homes are priced above $2 million, even exceeding $4 million. A home at the higher end of the price spectrum could get you 8,000 square feet of living space in a late nineties styled after Thomas Jefferson’s Monticello, with seven acres of land, a fabulous chef's kitchen and butler's pantry, loft space overlooking the great room, a second-floor master suite porch, and a rear family room with a walkout onto a stunning terrace with a beautiful swimming pool and shaded pool house.

Glenview features an abundance of unique, one-of-a-kind homes

You’ll notice the fine homes of Glenview feature classic architectural styles – from Tudor Revival to Italianate – even if they were built within the last few years. Each home has its own distinct personality that makes it different from its neighbors. That, too, is part of the allure.  

Appraisers say it’s challenging to put a price tag on the homes of Glenview, KY because they are all so unique. Much like the homes of Anchorage or The Highlands, it’s hard to compare apples to apples here. It’s not uncommon to see a home purchased for $200,000 that sold for more than twice the price 15 years later. Often, the pricing ends up a blend between what a particular home means to the individual buyers and sellers, and data regarding similar square footage within the neighborhood.

Some of the unique features you may find in a Glenview home include:

  • First floor master suite bedrooms
  • Carriage houses over the garage that can be used as a home gym, in-law suite, kids’ play room, or guest house
  • Gourmet kitchens with butler’s pantries or prep kitchens
  • 20-foot ceilings in master bedrooms
  • Ship-lap ceilings and walls
  • Architectural accents like decorative paneling, molding, and cross-beams
  • Enormous walk-in closets and built-in shelving
  • Front sitting porches with Bevolo gas lamps
  • Antique picket fences, wrought-iron signage, stone pillars, and four-board horse fencing

Glenview offers choice of topography and lifestyle.

What people generally like about Glenview is that this area is full of distinctive rural charm, and yet is such a close distance to urban life. What were once “Gentleman Farms” and working farms have been re-imagined as single-family country estates and modern mansions down narrow, winding roads that incorporate the rolling landscapes into the design, so you feel like you’re tucked away. You can see the influence of prominent landscape architects like W. Arrasmith, Frederick Law Olmsted, Marian Coffin, J.B. Hutchings, and W.J. Dodd in the area.

Each Glenview corridor showcases a different character:

  • The most prominent estates are in the Glenview Avenue Corridor, lining scenic bluffs overlooking the Ohio River. Homes are set back from the road down long driveways that follow the stream valleys, and situated on well-forested lots for privacy. Each property was carefully oriented to maximize views of the surrounding landscape. 
  • The River Road Corridor homes are in the floodplain adjacent to the Ohio River, offering a taste of the yacht club / condo lifestyle. Harbortown is a popular community where people living in riverside estates with views of the water, meadows, and horse pastures. Realtor Lynette Masterson with Lenihan Sotheby's International Realty explains the allure: “The incredible views, peacefulness and feeling of always being on vacation are what attracts buyers. There’s nothing better than coming home at the end of the day, and sitting on the porch, and just watching the incredible sunset and listening to the sound of the water.”  
  • The Lime Kiln Corridor is dotted with historic homes, but also features some of the more recent developments down Glen Bluff Road. Modern estates are set down wider roads following the ridge lines, with shorter driveways and smaller lots. Glenview Springs, first established in 2007, offers competitively-priced custom home lots starting in the $120s. A lot of young families gravitate to this part of Glenview, which is so close to Highway 42, great schools, and amenities.

Glenview offers access to great education & employment opportunities.

There’s a reason top executives from UPS, Ford Motor Company, Kroger, General Electric, and YUM! Brands all call Glenview “home.” The close proximity of these rural acres to these employment centers, as well as the Louisville healthcare complex is a huge perk. More than 24,000 jobs are within 20 minutes of Glenview, in fact!
Glenview families with young children are treated to award-winning Jefferson County schools. Dunn Elementary recently received the Mayor’s Top Apple Award for top reading achievement scores. Kammerer Middle offers advance placement classes and over 35 co-curricular activities to enrich students’ lives. Ballard High has an award-winning marching band and competitive sports teams. All local Glenview, KY schools exceed national averages for state-administered test scores.

The best Louisville attractions are just around the bend.

Glenview, Kentucky may be a quiet sanctuary for homeowners, but they’re never too far from all that they need. The Paddock Shops complex and Brownsboro Road boutiques are just five minutes away. The Locust Grove Historic Site is the closest tourist attraction, but the Mega Caverns, Churchill Downs, Kentucky distilleries, Slugger Field, and Louisville Waterfront Park are within 20 minutes, as well. A leisurely drive through this distinguished community is usually enough to persuade most!

A Brief Introduction To The Glenview Ky - Podcast

Greg: Welcome to this edition of perspectives. Our real estate series brought to you by Louisville's Luxury Real Estate Brokerage, Lenihan Sotheby's International Realty.

I'm Greg Fleischaker, your host. Today, Terri Bass is returning to the podcast to help us understand our city a little bit better.

Terri, thanks for coming in today. How are you?

Terri: I'm great, thank you.

Greg: I was hoping to ask you about Glenview today, Glenview, Kentucky. You're pretty active in that part of town, but I don't want to give people the impression that that's the only part of town you're active in. You're active all over the city, right?

Terri: That is correct, but not only do I sell homes in Glenview, I also live there, so I can talk a little bit about it.

Greg: There you go, I thought you'd be perfect. Can you tell us where it is? We'll start there.

Terri: Yeah. It's located between Brownsoboro Road and River Road on the north and south. Also, on the east and west, Lime Kiln Lane and Knights of Columbus, roughly.

Greg: Okay. It has its own zip code, is that correct?

Terri: It does and its own post office.

Greg: Oh, really? I didn't know that. Typically, what kind of home would someone find there? If someone were trying to describe the neighborhood, what could people expect if they drove through, if they're looking to buy or sell there?

Terri: It's interesting. You find a real variation in what Glenview has to offer. It started out in the mid 1800s that people would build beautiful summer homes on the bluff. They actually then created a train that went from downtown to Glenview and then all the way out to Prospect in 1877.

These beautiful, big homes served the families, who would come out for the summer with their children and the husbands would join them for the weekend. Then it became so accessible with the railroads that more and more people started moving out there and building, again, gorgeous homes. I guess today, they'd be well over a million, some up to three or four, on big tracks of land at that time.

Since that time ... You still find those. Many of them are designated as a historic district, as a historic home. Then you also find other developments off of Lime Kiln Lane, especially, that have wonderful new neighborhoods, not new, but relatively new, they're forty or fifty years old, that are great for families, young families, could be, sometimes a starter home, or sometimes that second home that you're moving up to.

Greg: Is it more of a mix than a lot of people would initially think? I know that Glenview has a reputation, probably, as the summer retreat that you were talking about and really big homes. You're making it sound like there's more of a mix of homes and maybe a bit broader range of price point.

Terri: There really is. It still is a very exclusive place and people love living there. I think it's because of all the beauty that these older homes and the way that the land was preserved and has been built on allows them to be a part of that community and have all the conveniences of some of the newer homes, as well.

There are two new developments, actually, Glenview Springs and Glenview Park. They have a lot of brand new homes. They're selling out very quickly.

Greg: Still popular. What about amenities? It sounds like it's a little bit more of a retreat or by itself and a little bit more land. Is it still pretty easy to get to, say restaurants or shopping or something along those lines?

Terri: Yes, it really is. You feel like you're really far away, but you're not. You're five minutes to Kroger's. You're close to the Interstate 264. You can get to many of the restaurants in fifteen minutes. It's an ideal location for someone working downtown or heading out east further.

Greg: I was curious about that because it seems like a lot of things are happening in both ends of the city, in the east and downtown. Is it commute-wise, maybe in between the two? Is it an easier drive or shorter drive to the east end than it is downtown? Neither one's horrible, it doesn't seem.

Terri: No, it isn't. The nice thing about being in the Glenview area, is that you always have different accesses to downtown. You can hit River Road or you can hit Brownsoboro Road or you can pick up the interstate. There's several ways that you can get there. If traffic should get backed up, then you can take the alternative.

Most of the people living in Glenview, that I'm familiar with, like taking the River Road into town, because it's so scenic and pretty.

Greg: All right. I think I have to get out and drive around a little bit. See some of these homes. I really appreciate you coming in and talking to us about Glenview, Ky today.
